The easiest way to explain the Off Plan buying concept is buying property from architect’s drawings rather than buying a completed building.  All building and planning permissions will have been authorized but the building work will either not have been started or is not yet complete. Payment for this is normally a £1000 reservation fee, deposit at the point of exchange and the remainder of deposit on completion. Sapphire Homes charge a fee of 2.5% of the net purchase price ie property with a market value of £100,000 with a discount of 15% gives a net purchase price of £85,000. Sapphire Homes would therefore charge a fee of 2.5% of this which is payable upon exchange of contracts direct to Sapphire Homes.

Buying Off Plan through Sapphire Homes enables clients ideal use of their investment capital and the end result is exemplary cash on cash returns. Off Plan property is only offered to clients without any capital outlay before completion, apart from the initial deposit.  Most build times being between 12-18 months guarantees excellent returns.

The following diagram shows how investing at today’s prices, discounting those prices and then taking into account the capital growth gained whilst the property is under construction guarantees an immediate generation of revenue as opposed to buying the property in the traditional manner.

  • Property value : £ 100,000
  • Discount : 15% ( £15,000 )
  • Deposit : 15% of £85,000 = £12,750
  • Mortgage: £72,250
  • For example  10% growth (1st year): £10,000
  • Equity: £37,750
